Making the Mulberries safe and attractive
Witham is surrounded by the open fields of the Essex countryside, yet it’s close enough to the capital to make it attractive to commuters.
This is why we were excited to be awarded the work to deliver fire protection at the Mulberries, a new-build housing development. Our passive fire protection and painting solutions divisions are providing fire protection and decoration to all apartments, communal areas and service risers in the six apartment blocks as well as external areas.
In the apartments, we installed fire protection where mechanical and electrical services enter from the communal areas. Each apartment has a 30-minute fire-rated lobby, which we sealed around any services passing through firewalls. This is crucial, as it helps to ensure a safe escape route in the event of fire. All flats also have fire-protected soil and vent pipes passing through the floor slab to the apartment above, and it was vital we ensured these are correctly sealed.
When installing the services in a building, typically there are two places where cables and pipes run from one room to another. Either there is a gap where the tops of walls meet the underside of the ceiling, or sometimes services pass straight through the floor slab. In both instances, the gaps need to be sealed so that fire cannot spread through. For the communal areas at The Mulberries, we used intumescent mastic for this.
With these measures, we successfully ensured fire protection and safe escape routes at this new community in Witham. In addition, our Painting Solutions division provided the decorations to the interior of 82 dwellings, making the new homes both safe and desirable.
