Drainage solutions for community balcony
The TP Group was approached by Morgan Sindall Property Services to provide a waterproof, non-slip surface to a communal balcony, walkway and refuse area at this residential complex in Basildon.
The existing substrate was made up of large paving slabs which were causing significant drainage problems and allowing water to collect and then seep through into lower levels of the structure.
The main area was prepared by raking out the existing mortar joints and then applying a high-strength mortar slurry to provide effective jointing and grouting. This was then covered in several layers, using Contar Dekor’s Broadcast system to provide a waterproof, anti-slip surface with a decorative finish. We created a new system of gullies and drainage to safely lead water away from the balcony. Where there were differing levels, we fixed Gradus Edge Profiles with external anti-slip inserts in accordance with BS & DDA compliance for the partially sighted. Finally, we helped the lovely residents replace all their garden furniture once the job was complete.
The residents were so pleased with our efforts (and the quality of their new surface) that they plied our team with a constant supply of tea and biscuits.
